What services are available? (Buy Side)

  1. Review the contract for completion and acquire missing attachments/documents
  2. Send a copy of the ratified contract and all addenda to the Escrow/Settlement/Title Company, Lender, & Client
  3. Assist with scheduling Home, Radon, Well, Septic, Termite
  4. Track delivery of the EMD 
  5. Put the Agent & Client Information Sheet from the Title Company in E-signature system for completion
  6. Order the Home Warranty
  7. Order and deliver HOA and Condo Documents
  8. Schedule the Walk Through & Schedule Settlement 
  9. Obtain a copy of the ALTA/CD from the Title Company for the agent to review and approve
  10. Confirm the appraisal is ordered and scheduled, request the commitment letter 
  11. Track contingency deadlines 
  12. Prepare addenda to be sent out by the agent or send with agent approval
  13. Obtain signatures and initials on necessary documents as approved by agent
  14. Deliver addenda to necessary parties (title, lender, other agent, delivery addresses, etc)
  15. Obtain Utility Information and send this information to buyers 
  16. Submit all contract documents along with the executed Settlement Statement to your brokerage after settlement

What services are available? (Listing Side)

  1. Review listing documents 
  2. Turn in list docs to brokerage *agent must supply brokerage compliance sheet*
  3. MLS input *agent can have us provide a draft for public and agent remarks* (provided once photos available)
  4. Coordinate staging, photographers, & virtual tour with the agent, and client *agent must supply vendor sheet*
  5. Collect showing instructions from the agent or client and enter into the mls or showing system
  6. Add captions to the listing photos
  7. Order HOA Docs & Home Warranty *if applicable*
  8. All listings will be live in the MLS by 10AM on the coming soon or listing live date.
  9. We do not perform real estate brokerage services
  10. Contract/Listing Draft Tasks Performed
  11. Provide a copy of the mls sheet or tax record, pre-approval letter and enter data into opentoclose.com (add notes if needed)
  12. A text will be sent to the agent when the offer/listing agreement has been drafted and sent out for review (once agent completes/reviews the buyer or seller will receive an email request to initial and sign the offer
  13. It is up to the agent or team lead as to who submits the offer to the listing agent

  15. Counter offer terms must be submitted via text at 914-222-3357 or email at transactions@thebesttcever.com
  16. Once the contract is ratified it can be uploaded to OTC 
  17. We will send an introductory text to the buyer or seller notifying them to review once we receive the notification you’ve completed your portion

What occurs if a transaction falls through?

For our monthly retainer clients, no extra steps or payments are needed; just submit the next deal. As for per-contract clients, the upfront submission fee covers services rendered up to termination, and any remaining balance will be waived.
